Location: Ranch Headquarters located approx. 3.5 miles NE McDermitt, Nevada, in Humboldt County and Malheur County, Oregon.

 

* A unique, historic large ranch founded by the Nouque family in the  late 1800's.

* The deeded ground and public grazing land are both well known for their outstanding grass production.

* The H.Q. are located on a portion of approx. 676 deeded acres in Malheur Co., Oregon on the North side of the Oregon/Nevada border.

* Oregon deeded land consists of H.Q. and three separate additional parcels with some sub-irrigated meadows interspersed with BLM range land running eastward from H.Q.

* Long Meadow, Deer Flat and Tent Creek deeded parcels work well for transitioning to and from BLM allotments.

*There is approx. 295 water righted acres in productive irrigated pasture and hay at the H.Q. on both sides of the OR/NV border.

* There is approx. 934.78 acres of deeded land in Humboldt County, Nevada on the south side of Oregon/Nevada border .

* The English Place consists of approx. 320 acres, with approx. 200 acres of productive irrigated hay land approx. 2.5 miles south of McDermitt, NV. on the west side of U.S. Highway 95. The meadows are hayed in mid summer and the tonnage varies depending on snow pack and stream flow.

* The Bull Pasture is close in proximity and consists of approx. 133.77 acres of dry land along the east and west sides of U.S. Highway 95 and is highly suited for commercial property development.

* BLM permits for a total of 4,199 AUM's was upgraded to 2000 standards and now allows over 4213 AUM's. The permit allows for varying numbers of cattle on the range from 3/1 through 9/30 on 337,619 acres of BLM grazing land. It is hard to determine how long these increased AUM's will continue.

* Capacity is rated at approx.350 to 400 head including cows, bulls an replacements; or equivalent yearling AUM's.

* Oregon water rights cover approximately 244 acres from creeks, springs and supplemental underground ag well water rights. This is at the H.Q. and the ag well has a 135 horsepower pump that produces over 1000 gallon per minute. Extensive upgrading has been done to this well system in the last two years.

* Nevada water rights as follows: Approximately 50 acres of creek water rights at the H.Q. with additional water from 3 large springs. Approximately 200 acres of flood/surplus water rights at the English Place from E. Fork of the Quinn River and supplemental underground water rights from an ag well that has a 100 horsepower pump. Upgrading of the well system has also been done to this well in the last two years.

* Quality improvements include two homes; a 1632 SF home built around 1936, and a 1,285 SF home built around 1960. Both homes have had extensive remodeling done by the new owner in the last two years.

* The newer home is also equipped with a large commercial kitchen and a walk-in freezer designed for feeding a large crew.

* Other improvements include a bunkhouse, a historic lava rock original homestead house, 3 barns, a 10 ton cattle scale, strong shipping and sorting corrals, processing equipment, loading chute and historic willow corral fences.

* Other buildings include a modern 3200 SF steel covered shop building, an older 1300 SF cinder block shop building, a 2189 SF machine shed and large 4000 gallon water storage tank.

* A historic very functional 500 SF cabin is located at the Deer Flat cow camp.

* The English Place also includes corrals, a small barn and a windmill.

* Oregon Land Owner preference tags have been available in the past and a new owner can inquire with ODW to see what the current status would allow.

* Oregon 2011- 2012 fiscal taxes were $1,359 and Nevada fiscal taxes were $1,168.

 

This is an outstanding historic large ranch on the Oregon/Nevada border with an excellent combination of deeded land, range land and improvements which make it a highly productive, efficient cattle ranch.
